*Check Occupancy status and send a statement form to you via email or fax
*When vacant, get bids for trash out cleaning and any immediate required Repair bids.
*Begin utilities service, we pay bills and are re-imbursed thru your office
with monthly statements etc.
*Contact an eviction attorney (Fannie Mae) approved, if appropriate.
*Arrange “cash for keys” if appropriate for the occupant to vacate
*Begin BPO (Broker Price Opinion) on Fannie Mae forms, or your
forms. Via fax, email etc.
*Arrange any necessary inspections, pest, septic etc.
*Provide interior and exterior colored photos of subject and photos
Of comparable sales and active listings.
*Hire a bonded locksmith to re-key locks after property vacated.
*Open escrow if appropriate, get prelims to you a.s.a.p.
Send you a preliminary “check sheet” showing any liens, back taxes etc.
*Arrange for storage of any abandoned personal property worth
$300.00 or more, publish in local newspaper as required by law.
If un-claimed dispose or sell with proceeds to lender/owner.
*Prepare a monthly expense disbursement sheet to
lender/owner with all original paid bills for payment to broker
*Prepare a colored brochure for successful agents in the area
as well as any interested qualified buyers. Including open house.
*Advertise the property with photo in the real estate market magazine
Every issue until “SOLD”. (EXAMPLE IN PROPOSAL TO YOU)
*Offer Lender/Owner $1,000 cash guarantee if property has
not sold within 90 days from list date.
